About the development

Every detail has been contemplated and studied to preserve the farm’s original charm, while introducing modern elegance. The development is divided into two distinct and elegant sections: The Heritage collection, featuring 24 characterful residences within the converted farm buildings and The Contemporary collection, featuring 41 beautifully designed new-build homes.

As part of the development, a new community building located in the Old Dairy will also be created, providing a welcoming space for residents and local groups to gather, connect, and build a strong sense of community.

Together, the two collections form a distinctive and cohesive community, where the charm of the past meets the convenience and sophistication of modern living.

The story of The Old Farmstead

Bulcote Farm formed an important part of Nottingham’s sanitary development and stands as an example of a very late model farm within the English Model Farm movement (1700–1914). The Grade II listed buildings’ architectural style is functional yet elegant, with their significance lying in their pivotal role in the development of British cities and the innovative approach to agricultural and civic planning.

Originally designed by City Engineer Arthur Brown and operational from 1904, these remarkable structures — including former stables, granaries, and dairies — are arranged in a distinctive quadrangle within the Bulcote Conservation Area.

The proposals enhance the character and setting of the Conservation Area and preserve the openness of the surrounding countryside. Changing the use of these historic farm buildings secures their long-term viability, ensuring continued investment in the historic core of the site without compromising their heritage value.

The location

A peaceful village just a short commute from Nottingham

Positioned in the quiet Nottinghamshire countryside, Bulcote is the ideal place to call home. This welcoming village offers a genuine sense of community and a peaceful rural setting, while remaining within easy reach of Nottingham city centre, giving residents the best of village life on their doorstep and the city close by when needed.

Just over a mile away, Burton Joyce Station provides easy rail access into Nottingham and beyond, making the daily commute or a weekend away effortless. For those who enjoy exploring further afield, Nottinghamshire’s wider countryside offers abundant walking and cycling routes, quiet country lanes, and a strong choice of local pubs and restaurants.

Two miles away in Caythorpe, residents can enjoy the acclaimed Old Vol Gastropub, offering award-winning food in a relaxed, stylish setting. Closer to home, charming country pubs including The Wheatsheaf Inn, The Cross Keys, and The Railway Inn are all within easy reach.

Schools & amenities

Families will appreciate the excellent choice of local primary schools and nurseries, including Burton Joyce Primary School and Rivendell Flying High Academy, both highly rated by Ofsted. Carlton le Willows Academy is around 11 minutes away by direct bus route, giving older children a straightforward journey to secondary school.

Nearby Burton Joyce offers all the everyday amenities residents need, including a medical centre, pharmacies, grocery stores, and a village hall alongside a village park and local nature reserves, Lambley Reed Pond and Langford Lowfields.

Getting around Nottinghamshire

Bulcote is well connected to Nottingham, Southwell, and Lowdham by a regular bus route, with Burton Joyce Station offering a direct rail link into the city.

For commuters travelling beyond the county, the M1 is easily reached, providing direct routes to Chesterfield, Mansfield, Sheffield, Leeds, and beyond, making The Old Farmstead a genuinely well-connected base for both Nottingham and the wider East Midlands.
