Ribbon cutting marks launch of The Old Farmstead as Woodall Homes welcomes visitors to Bulcote development

A ribbon cutting ceremony this week marked the official launch of The Old Farmstead, a new residential development by Woodall Homes set within the historic grounds of Bulcote Corporation Model Farm.

The event took place on Thursday 5th February at the on-site marketing suite and was attended by local county councillor Roger Jackson, signalling the start of construction at a site that has been more than ten years in the planning.

Although homes are not yet complete, the launch provided a first opportunity for visitors to see the setting of the development, take in the open countryside views and learn more about plans for this distinctive site.

Following the ribbon cutting, Woodall Homes welcomed visitors to a ‘Welly Walk’ event on Friday 6th February, offering a closer look at the first homes to be released. The event focused on the five-bedroom new-build properties currently under construction, giving prospective buyers the chance to understand the layouts, positioning and lifestyle on offer at The Old Farmstead.

Alongside the new homes, The Old Farmstead wider development will deliver 65 homes in total, including 41 contemporary new-build houses and 24 characterful Heritage Collection homes created through the sensitive conversion of the original farm buildings. The new-build homes are expected to complete towards the end of May, with the first phase of the heritage conversions set to commence in April 2026.

Dating back to 1904, Bulcote Corporation Model Farm was designed by City Engineer Arthur Brown and forms part of the English Model Farm movement. The historic stables, granaries and dairies are Grade II listed and sit within the Bulcote Conservation Area, with their restoration planned as a key part of the later phases of the development.

Woodall Homes has worked closely with planners and heritage specialists since first submitting plans in 2015 to ensure the development respects the character of the buildings, the village and the surrounding Green Belt. The long-term vision for the site is to preserve its historic significance while creating a high-quality village community.

In addition to new homes, the development will deliver a new 95 square metre community building within the former Old Dairy, creating a space for residents and local groups. Substantial investment into the local area also includes a Community Infrastructure Levy contribution and an education contribution.

Set within a peaceful countryside location, The Old Farmstead offers open views across surrounding fields while remaining well connected to Nottingham city centre. Local bus services link Bulcote with Nottingham and Southwell, and Burton Joyce rail station is located just over a mile away.

With construction now underway and early interest already strong, visitors are welcome to drop into the marketing suite to find out more about the development, view plans and discuss both the current and future phases.
