A common question is ‘how long can you reserve a new build for?’ In most cases, developers allow a reservation period of around 28 days. However, here at Woodall Homes, we offer a 6-week (42 day) reservation period, giving you those extra two weeks to get everything in place.

During this time, you’ll be expected to appoint a solicitor, arrange your mortgage (if required), pay for initial searches where required, and return any requested paperwork to your solicitor promptly to keep the process moving. This helps ensure everything progresses smoothly towards the next stage – the exchange of contracts.

When Do You Pay the Deposit on a New Build?

Another key milestone buyers often ask about is ‘when do you pay the deposit on a new build?’

The reservation fee you pay upfront is separate from your deposit. The main deposit – typically around 10% of the purchase price (but many buyers choose to put down more) – is usually paid at exchange of contracts. This is when the agreement between you and the developer becomes legally binding.
